For production builders
Certified tile across a whole subdivision, at a number that protects your margin.
Volume tile pricing, one spec per plan, and Schluter certified installation in every house.
If you're putting up 30 to 40 homes a year, tile is a line item that either runs on schedule or holds up your closings. Volume gets priced differently than one-off bathrooms. Same Schluter certified crew, same spec in every house, at builder pricing, on a schedule you can plan a subdivision around.
Louis Chirco has been setting tile on Long Island for 30+ years with his own crew. That crew is the same one in every house in your community: no rotating subs, no bidding each lot out to whoever is cheapest that month, and no surprise number in the middle of a phase.
What you get
What builders get
- 01
Budget pricing on volume
Per-home pricing set for the whole community, not quoted job by job. You know the tile number before you break ground on lot one.
- 02
The same spec in every house
One spec sheet per plan, run the same way in every unit. Buyers touring a model see what they're getting, and your punch list stays short.
- 03
Predictable scheduling
We sequence around your supers, not the other way around. Crews sized to your release schedule so tile never becomes the trade that holds up a closing.
- 04
Certified crew, warranty-friendly
Schluter certified, on bonded waterproofing, installed the way the system is specified. That means fewer callbacks at the one-year walkthrough, which is where tile normally costs a builder money.
How it runs
Plans, model, then the whole community
- 01
Walk the plans
Send the plans and the tile allowances. We take off every wet area by plan type, flag anything that will cause callbacks later, and give you a per-home number.
- 02
Build the model
The first house sets the spec: layout, waterproofing detail, trim, grout. Once you sign off on the model, every house after it gets built the same way.
- 03
Run the community
We staff to your release schedule and work off your super's calendar, so tile lands in its window, lot after lot.
Credentials
Schluter certified
Louis Chirco has completed the full Schluter training, and he's on the job doing the work himself. The membrane, the drain and the waterproofing go in the way the system was designed, by the guy who was trained on it.
Pricing a community?
Call or text with the number of homes, the plans and your timeline, and we'll put builder pricing together. Texting is usually fastest: it comes through labelled as a builder request, so it doesn’t sit in the same pile as homeowner calls.
