Rocky Point started out as a summer colony. The land north and south of 25A was cut into small lots and sold off in the 1920s, and a lot of what people live in today began as a seasonal bungalow that later got insulated, added onto and lived in year round. Those houses have the smallest bathrooms we work in: a five-foot tub wall to wall, a floor that runs downhill toward the middle of the house, and framing that was never sized to carry tile. That's where a floated mud bed earns its keep. We bring the floor back to level in the bed instead of trying to fix it with thinset, and the tile sits on something solid.

North toward the Sound and east toward Shoreham and Wading River the lots get bigger and the houses get newer. 1960s and 70s ranches and splits with hall baths nobody has touched since, plus the subdivisions still going up around town.
